We
are pleased to announce that TIARNA has been appointed the property management
assignment of the DirecTV building for an entity of Dividend Capital Total
Realty Trust. This six story class “A” building is located in the
Inverness Business Park at 161 Inverness Drive West and consists of 256,767
square feet. The building is fully leased to DirecTV and is one of their
mission critical regional offices containing general office space, a call
center, cafeteria and a Network Operations Center.
This is the second assignment TIARNA has been awarded by Dividend
Capital in the Denver area. The building was part of a large 32-building
portfolio acquisition that Dividend Capital successfully completed from iStar
Financial, Inc. in June 2010, and one of the largest transactions in the
country for 2010. We would like to thank Dividend Capital for their
ongoing relationship with TIARNA.

Centrum
South, Orange, CA
TIARNA
has been retained as real estate manager for Centrum South. This asset is located in the heart of
the Central
Orange County Submarket at 725 W Town and Country Road, Orange, California.
Recently acquired by Scientific Investments, L.P., this five-story, 89,063
square foot Class "A" office building offers contemporary steel-frame
construction and is prominently situated along the Garden Grove (SR-22) Freeway
and in close proximity to the Santa Ana Freeway (I-5) and Orange Freeway (SR-57)
interchanges.
TIARNA's management responsibilities will
also include construction administration for all capital improvements.

Bernardine Medical Plaza, Rialto, CA
TIARNA
was recently appointed by Redwood Real Estate Partners to provide real estate
management and construction administration services for St. Bernardine Medical
Plaza. This medical office property is uniquely positioned within close
proximity to the 210 Freeway serving the needs of the community and surrounding hospitals.
This property's amenities include an on-site pharmacy
and a
diverse mix of established pediatric and family group practices, including an
extensive renal dialysis center. TIARNA is pleased to welcome Redwood Real
Estate Partners as one of our newest clients and would like to thank them for

President's
Message
In August, I was fortunate enough to be able to compete and finish the Leadville
Trail 100 mountain bike race. Although Mr. Alleborn and Mr. Doidge “allegedly”
turned in applications for the race; they were NOT selected. However, Scott,
Wade, and Larry Lance from ACP, were all incredibly helpful in my training for
this race. So thank you, gentlemen!
The race takes place over a 100-mile course with cyclists climbing and
descending 14,000 feet through extreme climate changes. The race starts
from the center of the little mining town of Leadville, Colorado, and travels to
the 12,570-foot summit of Columbine Mine. Since Lance Armstrong’s
2008 entry and his 2009 win, the race has grown in popularity among the world’s
most elite cyclists with 1,400
competitors. The race is also known as one of the most brutal courses in
the sport. The morning was incredibly cold and I started about 1,300 deep in the
crowd. After riding for about 3.5 hours I made the first cutoff point with
about 20 minutes to spare. After ascending the 10 miles to the top of
Columbine and returning to Twin Lakes, I told my wife that “I think I’m going to
finish in time.” My pit crew loaded me up with Hammer Gels, Gatorade Pro,
peanut butter, honey and banana sandwiches and I was off. I finished the
race at 5:30 pm with a time of 11 hours and 28 minutes. For my efforts, I
received a Texas style belt buckle as well as bragging rights that I beat Lance
Armstrong (Lance was entered in the race but did not start). Levi Leipheimer won the race in 6 hours and 16 minutes setting a new course record.
